Can you build non-standard sized rooms?

We design each studio according to our clients’ specifications, and will advise you on the best use of your space, taking into consideration your requirements, budget, practical constraints, and the final look of the build. Wherever possible it is most cost effective to keep within our standard sizes. Many sites have taken advantage of the way our unique system does make it possible to go very close to an existing boundary.

Of course. There are many additional extras that our installation team have experience with. Discuss your ideas at the planning stage to make sure that we can incorporate them into the initial design.

Allow 3 weeks from design approval and deposit for us to manufacture your Garden room. As a guide our smallest garden studios take just over a week to construct, whilst our largest take two weeks. Larger projects that include custom extras may take longer, and we will discuss timelines with you at the planning stage.

Not in most cases as we build our garden rooms to comply with permitted development laws. Find further information here.

The majority of our instals utilise our unique stainless steel and Rotproof post system, we can however also install over existing sound concrete bases or patios with composite bearers. Should the site need excavation prior to building, we will discuss this at the initial planning meeting.

Please check your requirements directly with the installation team, all our approved partners have experience with electrics, however it may not be included in their basic installation service.

We can bring all materials through the house, laying protective sheeting over the flooring.

Yes, we have a nationwide service and can assist with your location anywhere in the UK and even in Europe! Our Brighton based team are very experienced and enjoy the challlenge of customer specials like Bathrooms and Kitchens!

Bank transfer is our preferred method of receiving payments. It is possible to pay initial deposit by credit card.

For an additional cost our installation team can clear the site for you, including any shrubs, sheds or summerhouses etc that are where your garden room will be positioned. However if there are large trees in the way then you will need to find a professional tree surgeon to remove them first. On your delivery day then we also ask that you reserve space for our 7.5 ton delivery lorry

Our ToughWood cladding is an environmentally friendly option which you don’t normally have to treat as it is exceptionally low maintenance. However you can recoat it if it gets damaged or is in an unusally harsh environment.

Yes the roof is exceptionally strong and it can comfortably take the weight of an adult to clean it. Please note always take care when working from heights!

We don’t install them however the roof is connected to guttering and there is a downpipe which can be put into a water butt should you want to install one.

Our unique foundation means we are able to build on slopes. During the design phase we will conduct a full site survey and discuss with you what is possible depending on the size of garden room but roughly expect a 1 in 5 ratio.

This depends on your garden size and the permitted development rights of your property.  Thanks to our unique design that can be built from the inside you can normally build within 5cm of the boundary.

Unfortunately we do not incorporate log burners. Our garden rooms are timber framed so for safety we don’t install log burners but we have underfloor heating and panel heaters available.

Log burners can take up an awful lot of space and are more difficult in controlling temperatures. As our garden rooms are highly insulated once a log burner has been on for a while our studios would get very warm inside. We find that wall panel heaters or underfloor heating allow for more ambient and controlled temperature.

We build within permitted development and therefore our garden studios are built to 2.5m high to comply. However our base frame system sits very low to the ground to maximise height inside which starts at approximately 2.2m and will gradually have a slight slope towards the back.

They are designed to last a lifetime but structurally they have a warranty of 10 years

This fluctuates depending on our build schedules but from the moment you place your deposit you can expect delivery in 3 weeks and installation within 2 weeks of delivery at your property.

Our studios are unable to have hot tubs inside due to their massive weight and our concerns regarding moisture levels inside. However our installation team can build a side canopy and/or decking area externally for you to accommodate a hot tub.

It’s not something we do ourselves, however we have had garden studios which have been fitted with them.  We would be happy to have a conversation with your chosen supplier to ensure the solar panels are right and fit the roof of your studio.

Yes our top and side hung casement windows open. Our full length picture windows do not open however we can upgrade your window with a split feature so the top section of your full length picture window opens.

Our installation teams are experienced with plumbing. For the external plumbing and getting services to the garden room they are always happy to discuss this with you and work with you to do this or happy to work with a service provider you choose.

The studios are built on a reinforced stainless steel base and are constructed using our unique SIP panels and therefore inherently the floor is very strong and can accommodate most gym equipment for example. However they are not strong enough to accommodate a hot tub which we wouldn’t recommend anyway due to moisture levels.

If there is a unique piece of equipment you would like installed then let us know and we can discuss the requirements and strengths during the planning phase.

In terms of the structure of our studios we offer a full 10 year manufacturers guarantee that covers faults to the structure of the building (including rot and corrosion). If within that time you report any faults that fall within this then we will come and fix those faults free of charge. We also offer a 1-year guarantee on the, External fascia, Internal linings and trim, floor covering, internal accessories, blinds, Electrical installations and appliances supplied by Pent Haus. In terms of the windows and doors we offer a 10-year guarantee on colour fastness and frame imperfections covering all window and door frames supplied, A 5-year guarantee on sealed units from a gasket failure and then a 1-year guarantee on lock gearing system failure resulting from moving parts failure. We’re a small family run business with over 15 years’ experience and we ensure we use durable & quality building materials so rest assured we’ll deliver you a premium, long lasting garden studio that you’re happy and proud of!

We have a range of 35 sizes to choose from. Our smallest size is 2.4m by 2.6m and our largest is 5 x 6m. you can use the whole space as one room or you can use room dividers to split the space into separate rooms.

Yes absolutely! The floor, walls and roof are constructed using structurally insulated panels (SIPs) which offer highly efficient thermal values and exceptional strength. The wall thickness is 140mm (subject to cladding type), making our studios warm in the winter and cool in the summer. If you would like a really cosy ambient temperature than we can supply & install underfloor heating or wall panel heaters to make you really warm and toasty in winter.

The prices on our website include the below. There are a range of upgrades and additional finishes available though and if you choose to have these then we will add them to your quote so it is transparent and clear. Cladding – All our studios have a low maintenance engineered wood cladding. Foundations – Reinforced stainless steel foundations. Door – 1.8m wide French uPVC doors. Windows – Top or side hung double glazed Upvc picture window (pricing as per configorator). Flooring – Laminate flooring available in 3 colours as an optional extra. The elctrical pack option includes internal LED spotlights and 4 double sockets, one for each corner. Internal Wall finish (Optional) choice of internal panelling installed ready to paint or a plastered finish . Delivery included for most mainland UK regions.
